Company is seeking a reliable and skilled Property Maintenance Technician to perform maintenance, repair, and make-ready work for multifamily apartment communities and other residential properties throughout the Denver metro area.
This is a hands-on field position for someone who can complete work orders, assist with apartment turns, troubleshoot common property maintenance issues, and help ensure units, common areas, and building systems are kept in safe, functional, and professional condition.
- The ideal candidate has strong general maintenance skills, takes pride in quality workmanship, communicates professionally, and can work independently or as part of a team.
Key Responsibilities:
General Maintenance & Repairs
Complete assigned maintenance work orders in a timely and professional manner.
Perform general repairs in occupied units, vacant units, common areas, offices, and property exteriors.
Troubleshoot and repair common apartment maintenance issues, including:
Plumbing fixtures, toilets, faucets, garbage disposals, leaks, and drains
Electrical fixtures, outlets, switches, lighting, and basic troubleshooting
Drywall patching, paint touch-ups, doors, trim, locks, cabinets, and hardware
Appliances, including basic troubleshooting and replacement support
Flooring repairs, punch-list items, and general carpentry
Basic HVAC troubleshooting, filter replacement, thermostat issues, and related tasks
Identify maintenance issues that require specialized vendor support and report them promptly.
Apartment Turns & Make-Ready Work
Assist with apartment turn/make-ready work after resident move-outs.
Complete punch-list repairs to prepare units for leasing and occupancy.
Support cleaning, painting, fixture replacement, hardware replacement, minor flooring work, and general unit preparation.
Ensure completed units are clean, functional, and ready for final inspection.
Help reduce delays and rework by completing assigned tasks correctly the first time.
Property Support & Preventive Maintenance
Assist with routine property inspections and preventive maintenance tasks.
Support exterior and common-area maintenance, including lighting, doors, gates, walkways, trash areas, mechanical rooms, and amenity spaces.
Report safety hazards, property damage, recurring maintenance problems, or needed repairs.
Maintain a clean, safe, and organized work area.
Use tools, materials, equipment, and property resources responsibly.
Communication & Documentation
Communicate professionally with supervisors, property managers, residents, vendors, and team members.
Provide updates on work status, delays, material needs, and completed tasks.
Document work performed, parts used, and any follow-up required.
Take photos or notes when needed to support inspections, scopes, and completion reporting.
Follow company procedures for work orders, scheduling, and job-site expectations.
Safety & Professional Standards
Follow applicable safety procedures and property rules.
Perform work in compliance with company standards and applicable local, state, and federal requirements.
Maintain a professional appearance and respectful conduct while on-site.
Protect resident privacy and property.
Escalate emergencies, unsafe conditions, or unresolved maintenance issues promptly.
Required Qualifications:
Prior apartment, residential, commercial, or property maintenance experience preferred.
General knowledge of plumbing, electrical, drywall, paint, doors, hardware, appliances, and basic HVAC.
Ability to complete work orders and punch-list items with limited supervision.
Strong problem-solving skills and attention to detail.
Reliable, punctual, and able to manage assigned tasks efficiently.
Good communication and customer-service skills.
Valid driver’s license and reliable transportation.
Ability to travel between properties as needed.
Ability to lift, carry, bend, kneel, climb ladders, and perform physical maintenance work.
Must have or be willing to obtain basic tools required for property maintenance work.
Preferred Qualifications:
Multifamily apartment maintenance experience preferred.
Bilingual English/Spanish preferred.
HVAC/EPA certification preferred, but not required.
Experience with apartment turns and make-ready work preferred.
Experience using work-order or property management software preferred.
Basic carpentry, flooring, appliance, or renovation experience is a plus.

The ideal candidate is a dependable, hands-on maintenance professional who can move quickly without sacrificing quality. This person should be comfortable working in occupied and vacant units, communicating with property staff and residents, and handling a wide range of common maintenance repairs.
They should take ownership of assigned work, keep job sites clean, communicate clearly, and represent Property Maintenance Company professionally at each property.
