Thanks for taking the time to read this ad. This is an amazing house with an amazing yard at an amazing price: wonderful neighborhood, central to everything. It’s difficult to find a price like this on 2BR/1BA outside the city, much less in such a central and accessible location as this. I rent a beautiful house in an amazing neighborhood (4BR/2BA total), and I am looking for a roommate to split the house with. The house is located at 2765 S Gilpin St, Denver, 80210 in the University Hills/University Heights area. There are plenty of pictures of the property on Zillow, etc. The house has been updated since and there are pictures on Zillow since it was updated as well. It is in a quiet neighborhood with light traffic, and the foot traffic is all neighbors. If you’re familiar with the area, you already know it is extremely accessible: various routes to head north into town, various routes to head west toward the mountains, east toward the airport, etc.

The house itself is two stories with identical floorplans on each level, the only difference being the kitchen on the main/upstairs level and the laundry room directly below the kitchen on the garden level. Your space and my space would be identical, just on separate levels, with us sharing the kitchen and laundry room as common space. Each of us would have two bedrooms, one bathroom, a pretty large living room, and eating area. Additionally, there is a good bit of storage space available. The house is pet friendly, partial to cats. My current roommate, who I have lived with for four years, has a cat. I’m definitely a cat guy, but I vibe well with and get along well with dogs just as easily. The parking is street parking, but in four years we have always been able to park directly in front of the house.
Additionally, I have put together a pretty awesome gym/workout area in the garage that you are welcome to use if fitness is your thing. We have a free weight squat rack with pulley system, dumbbells, barbells, etc. It’s a nice workout setup I am happy to share.
What I care about in this search for a new roommate is finding someone I get along well with and could imagine living with. After all, I choose to have a roommate because I prefer to live with someone and be around others. I am not looking for a roommate who checks a dozen boxes. We can have different tastes in music, movies, hobbies, sports, etc. My current roommate likes to play online games, read fairy smut, and write her own fiction while I watch tv, play pool, go bowling, and change my brakes every now and then, and we get along very well and have a great time. I would like someone who is respectful, caring, clean in the common spaces (kitchen and laundry room), and generally a chiller.
As I mentioned, my current roommate, Bailey, and I have lived together for four years, and she and I are good friends. We found each other on Facebook Marketplace looking for roommates as well. It is not uncommon for us to hang out and watch tv together in the evening, get some takeout, play games like Yahtzee or Catan together, or occasionally she’ll even go play pool with me and my boys. However, all good things must come to an end. Her and her boyfriend are finally moving in together.
A little about me, I’m from Georgia, but I have lived in Denver ten years. I graduated from the University of Georgia and lived in Atlanta for a few years before moving out here. I love Denver. I love the weather. I love the mountains. When I first moved here I snowboarded a lot. In my first two years I got in 56 days on the hill, but nowadays I don’t get out to the mountains as much, mainly because I work a good bit. I work in real estate as a mortgage broker, and I work from home. When working at home I am pretty quiet and in my office, usually on the computer or on the phone. I am not uptight about what's going on in the house when I'm working. It's pretty much free game outside my office space. My work day usually begins around 9 and can end anywhere from 3-8 p.m. depending on the action that day. In the evenings, I’m usually chilling too. Monday’s I play in an 8-ball billiard league. Wednesday I usually go see some buddies for a little while. Other than that, I’m cooking dinners at home, going for walks, hanging out, etc. During the weekend I will often be out of the house.

Hey everyone! I’m moving out of my lovely house in Denver because my boyfriend and I recently bought our first home! While I’m incredibly excited, I’m also a little sad to be leaving Phillip. We’ve lived together for the past 4 years, and I honestly couldn’t have asked for a better roommate.
A little about Phillip (your future roommate):
Phillip is genuinely one of the most respectful, dependable, and down-to-earth people I know. He’s fun to be around — we watched all of Game of Thrones together (and countless other series), and he’s always down for good conversation or a night in with snacks and a show. That said, he also really respects space and privacy, and he’s not the kind of person to overstep boundaries.
As a 25-year old woman, I’ve never felt uncomfortable, unsafe, or weird around him. He’s never been inappropriate, and, honestly, he’s gone out of his way to look out for me over the years. He’s also never brought anyone into the house who made me feel uncomfortable; his friends are as respectful and easygoing as he is.
He keeps the common areas tidy and appreciates a roommate who does the same. He pays rent and bills on time without fail, and we’ve had a great relationship with our landlords the entire time. They’re super chill and hands-off.
Even though I’m moving out, I’ll still visit from time to time. Phillip and I are great friends, and we plan to stay that way. So you’ll likely see me here and there for a movie night or backyard BBQ!
