My name is Shane and I am a 47yo tradesman that has professional experience in home remodeling and security for homes where the property owner or manager is concerned with squatters, theft or vandalism from previous tenants or otherwise until the home is either sold or rented out.
I myself would stay there and do the remodeling.
Depending on the home and what it needs I can do all the repairs or remodeling and keep the place secured and/ or supervised other contractors doing the work if it's outside an area I can do.
The over all cost this way is usually 30-70% cheaper than hiring a traditional contractor and you get onsite security for free.
My compensation is based on what or how much needs to be done and would all be in written agreement before anything is started on.
I would be working as an independent contractor with weekly or biweekly payments.
The property manager or owner would be responsible for my labor (to be determined ) ,all materials purchased through their own preferred vendors (that they can pick up themselves or I can pick up and provide receipts for.)
And receive daily work reports and progress pictures are part of the service.
I would inspect the home first,and give you the choice of an hourly rate for labor or a flat rate bid.
My own fields of expertise are plumbing,framing,paint,drywall,tile,minor roofing and minor electrical.
I can do many types or repairs including rehabing homes severely damaged by former tenants or vandals.
