Creekfront lot in the Saint Mary’s area of Idaho Springs. This neighborhood has two private lakes (for property owners only) and water and sewer taps available. This lot is 40FT x 125FT and is located on Aspen Rd. Though the lot is 40Ft wide, Little Creek crosses through the back of the property on an angle, so it gives you about 75 feet on the creek and you own both banks. The creek is on the back of the property, and the photos were taken in early June. The creek is down to just a trickle now but does run most of the year. This property has a nice mix of aspen and pines. This lot is very flat, and it is on a county-maintained road. An old logging trail is on the property (4th photo) and it would be a real good spot for a camper / motorhome. Power is about 200 feet away and water and sewer are about 600 feet away. A new house is being built 4 lots away. My property is the one with a "for sale" sign (2nd photo) and has the two new green corner posts with new survey tape hanging on them. Note: I tied survey tape though the trees so it would be easy to walk the lot. When you get down to the creek you will see my corner posts with new survey tape on the far bank. HOA fees are only $60 for an entire year. If you wish, you may also purchase fishing badges for the family. These lakes are stocked, and you must be a property owner to fish here. Lots of wildlife here including moose. We have an unbelievable number of hiking and ATV trails in the area, that go well into Gilpin and Grand counties. The St. Mary's exit is 238 and the map on this ad is very accurate. Note that this lot is on Aspen rd. and the road sign is missing. Aspen is the road just past Beaver Rd., and you only go about a quarter of a mile on Aspen, and you will see my sign on your right. If this ad is still up, then it is still for sale, as I will promptly remove this ad once this lot is sold. Financing available with 1/3 down, balance will be fixed at 5% interest for 36 months.
