Located in Cap Hill, Denver on 7th Ave between Grant and Sherman- two blocks from the Trader Joes on Logan.
-Two-day a week sublet starting 8/1/2026 for $450 a month with all utilities included.
-One-Year sub-lease agreement.
-Available Monday, Wednesday Friday – you pick which two days.
My current subletter is leaving on great terms (she gained access to a rent-free space).
About the Building/ Space
The building is 1800’s brick Victorian with endless charm sandwiched on a block of patio restaurants and it’s a great vibe. Inside there are two waiting rooms (one for adults and one for youth), a clinician kitchen/break space (the building owner keep it stocked with coffee, tea and cookies) and a beautiful front porch. There are three bathrooms, one that is clinician access only.
The building is occupied by all therapists and psychiatric NP’s (great for in-house referrals and warm hand offs). It is owned/managed by a lovely couple who are very passionate about mental health and providing an elevated and cared for space for healing. They are incredibly attentive and responsive if/when any issues come up. They also provide monthly happy hours for the therapists in the building to meet and network.
The office itself is a large corner office with large south and southwest facing windows. Great for the plants and winter sun naps (from experience). It is fully furnished with two large couches (room for couples, family and small group therapy) a large desk, large closet, client refreshment area/tea bar, room for stretching/yoga between clients and 15 or so plants. There is a semiprivate restroom adjacent to the office.
What the building provides:
-Security with individual key fobs and security system codes.
-Weekly cleaning service of office and common areas
-Utilities including wifi
-Responsive landlord/building management if any issues arise
What I provide
-Plenty of storage space (one desk drawer, entire filing cabinet and under couch spaces)
-Maintained back stock of:
-Tissues
- Cleaning supplies and vacuum (for as-needed tidying)
- Refreshments: bottled water, tea, coffee and snacks (for clients and you)
-Homemade aromatherapy room sprays

I love this neighborhood, this building, my building mates and the landlord/manager. I'm looking to share this space with someone who will enjoy and appreciate it too. I am very collaborative as an officemate. I plan on staying here for as long as possible. My name is Jess (he/him/his) I am an LGBTQ+ therapists and specialize in working with trauma, systemic issues and queer empowerment from a Jungian-Depth and Trauma Resilience Model approach.
