We have a large 3-car attached garage with bare concrete floors in good condition — no prior coating, no major cracking. Looking for a professional-grade decorative finish (flake/chip broadcast or similar) that is durable, slip-resistant, and appropriate for Colorado's freeze-thaw cycles. Denver Central Park location.
Scope
+Full 3-car garage floor — bare concrete, good condition
+Includes raised platform section and stair treads
+Diamond grind or shot blast surface prep (required — no acid wash only)
+Polyurea, polyaspartic, or high-build epoxy base coat
+Decorative flake/chip broadcast, full or partial coverage
+Clear topcoat — UV stable, chemical and tire-mark resistant
To be considered, please provide
+Photos of comparable completed projects (flake/decorative finish preferred)
+Itemized written bid — prep method, product brand/system, labor, and warranty
+Warranty terms on both materials and workmanship
+Describe your moisture testing process prior to coating
+Estimated timeline and earliest available start date
+References from residential garage floor coating jobs in Colorado
What we're looking for
A contractor who specializes in concrete coatings — not a general painter. Must be familiar with moisture testing, proper surface prep for Colorado climates, and multi-coat polyurea or polyaspartic systems. We will be comparing bids on product quality and prep process, not just price.
