Job Summary

Key Responsibilities Include

Property Maintenance

• Perform daily property walks to maintain a well-kept and manicured curb appeal.
• Remove trash from the property and common areas independently.
• Prepare the property for seasonal weather changes, including snow removal and leaf clearance.
• Ensure proper lawn grooming, shrub trimming, and edging.
• Repair fencing and landscaping as needed.
• Paint areas as necessary.
• Assist with light cleaning and repairs prior to new resident move-ins.
• Post notices on resident doors and common areas as directed.

Operations

• Maintain adequate inventory of cleaning supplies and equipment; notify supervisor when supplies are needed.
• Ensure proper use, maintenance, and storage of equipment, tools, supplies, and vehicles.
• Conduct preventative maintenance on tools and equipment as assigned.

Customer Service & Communication

• Respond to resident and staff needs promptly and professionally.
• Share observations and insights to improve departmental quality and efficiency.
• Attend meetings and in-service training as directed.
• Communicate work status and potential liabilities to the Service Manager.

Compliance & Safety

• Perform duties in accordance with OSHA and company safety requirements.
• Ensure compliance with all policies and procedures.

Qualifications

Education & Certifications

• High school diploma or equivalent required.
• Valid driver's license may be required

Experience

• Minimum of one year of previous experience as a Groundskeeper or similar function preferred.

Skills & Competencies

• Ability to speak and understand English.
• General computer knowledge.
• Knowledge of and ability to use grounds tools and equipment.
• Excellent customer service and interpersonal skills.
• Strong attention to detail, organizational, time-management, and problem-solving skills.
• Ability to work independently.
• Ability to work a flexible schedule including weekends, evenings, and some holidays.
