This unit is best suited for the individual or couple who live light, and/or are new to, or temporarily in Denver, with minimal to no furnishings in tow, looking to hit the ground running in their new accommodation.


— UNIT —

— Thoughtful and creative design makes efficient and stylish use of all available space in this 2nd ( top ) floor, 400 sqft, loft-like furnished studio apartment. The unit is small in size, but lives comfortably.
— Complimentary furnishing include:
—— 40" HDTV, AV Receiver with surround sound speaker system (powered subwoofer, center, left, right and 4 satellites).
—— Free over-the-air HDTV (ABC, CBS. NBC, FOX, PB, etc.) accessed through provided HDTV antenna.
—— Queen sized (80" x 60") bed frame that folds up into a sofa and down to a bed length wise, on which rests a luxurious spring-less Posturepedic 8" thick visceral foam mattress. The medium firm memory foam mattress molds to your body and adapts quickly to changes in your position. It consistently cradles your body minimizing pressure points for a wonderful night's rest. It’s the same type of mattress I sleep on in my home for the past 2 decades. Night lights and power supplies readily accessible on both sides of the bed, with a top opening hinged cabinet for easy access to access bedding supplies. For the couple not wanting to climb over each other getting in and out of bed, easy glide foam coasters under the bed legs allow for easy maneuvering of the bed frame to place the head of the bed along the wall.
—— 'L' shaped table top (70" x 60" x 30") with ample space for computers, monitors and charging devices functions as both a dinning table and desk. The area is fitted with an adjustable desk lamp, fully adjustable office chair, a second folding chair, a 36” long 10 port power strip and ample shelving on the wall behind to help keep things out of the way and organized.
—— Multiple window, floor and table top fans, as well as a portable air conditioner provided.
—— Stocked kitchen right down to the can opener with basic cookware, dinnerware, tableware, cooking utensils, microwave, toaster oven and cleaning supplies.
—— In-unit portable washing machine and folding cloths drying rack. Stowed washing machine is readily wheeled next to shower for quick connect to/from the shower head water supply, drain and electrical GFI outlet. Full sized coin operated washing machine and dryer in the building's laundry room.
—— The aromatic cedar walled closet has built-in 44" wide shelving on one side, and 2, 44" clothing rods on the other.
—— Additional 28" wide x 24” deep adjustable shelving unit is built in to a 88" tall curtained closet in the hallway.

—Small, quiet, neighborly, 1956 building updated in the early 2000’s.
—16 independently owned units (13 studios, 3 single bedrooms).
—Secured, gated, landscaped and furnished courtyard with propane grill, umbrella dining tables, lounge chairs, flower arrangements and bike racks.
— Coin operated laundry on the ground floor of building ( $1.50 / load ) .
— Keyed door locks into the well lit building.
— Immediate street parking available on both sides of the one way, tree lined/shaded street in front of the building for quick and easy access into the building and unit
— Ashland Recreation Center with treadmills, stationary bikes, free weights, machines, small gym and a lap swimming pool is 50’ away directly across the ally behind the complex. (Currently $22.75/month membership fee).
— Yoga Box and CorePower Yoga are a 100 yard walk up/down the sidewalk.

— As you may already know, the Lower Highlands (LoHi) neighborhood is a vibrant and exciting place to live in Denver.
— LoHi offers a diverse selection of coffee shops, bars, American and international restaurants and specialty/boutique shops.
— It is an ideal, central and convenient metro location to all things Denver, with quick and easy access to public transportation, Speer Blvd, I-25 and I-70.
— The building is situated on a quiet, one-way, tree-lined street in a residential area (Scottish Highlands).
— From the building you can walk / bike to just about all things LoHi, Highlands, LoDo and Downtown and beyond.
— Safeway grocery store just 1 mile away at 26th Ave and Federal.
— Ashland Recreation Center with treadmills, stationary bikes, free weights, machines, small gym and a lap swimming pool is 50’ away directly across the ally behind the complex. (Currently $20.75/month membership fee).
— Box Yoga and CorePower Yoga are a 100 yard walk up/down the sidewalk.
— Access to Confluence Park and the Cherry Creek and Platt River bike path network just 1/2 mile away.


— MANAGEMENT —

— I own this unit. I manage its rental and maintenance by myself with the help of friends and/or real estate agents when I am out of town.
— I also own and independently manage other rental properties in Denver, Steamboat Springs and Phoenix.
— I am a personable 50 something professional based out of Steamboat Springs and Denver.


— SHOWINGS —

— Showings are scheduled only after we have spoken over the phone, not simply through an electronic request.
— Priority will be given to introductory replies that include a little bit of rental related info about yourself to start a rapport; what you do for income, a brief rental/ownership history, a cell phone number if you'd like to expedite showing arrangements, etc.
— Showings are typically available daily at various times between 10a - 7p.


— APPLICATION PROCESS —

— 0) The process begins electronically with a text message exchange of our email addresses.
— 1) I will email a you with an electronic copy of a basic rental application and lease template.
— 2) Submit the completed application in electronic form, along with a copy of your government photo id (driver's license, passport, etc.) and a $50 application fee.
— 3) Upon review and successful verification of your application, the next step is the background check. Through the online service of KeyCheck, I will request an invitation be sent to your email address to submit your required information and pay $40 or a national criminal, eviction and credit background checks. I will be notified when your background check is completed. Results are typically available within seconds/minutes.
— 5) When your application is processed and background check passed, I will notify you of approval, or not. If approved, I will email a copy of our final lease agreement to you. I will place the unit on a 24 hour curtesy hold in order for you process these remaining tasks s to finalize the lease:
—— a) Pay the minimum security deposit electronically.
—— b) Digitally initialize, sign and date the lease.
—— c) Email a copy of your completed documents back to me.
If this process is not completed within the allotted time frame, I cannot guarantee the unit will be available beyond.
— 6) Upon my receipt of these requirements, I will email a copy of the final lease agreement for you to read, initialize and sign.
— 7) Any outstanding security deposit and the first month's rent must be paid in full before you take possession of the unit.
