I have a 2 bedroom, 4 bathroom condo that I would love to trade for a house or condo in the Loveland/Fort Collins area. I have a wonderful work-at-home arrangement and while my office is downtown, a commute two days a week is OK with me. This condo was built in 1975 but there have been some MAJOR upgrades to the unit which make it very desirable. It is set off the street (not a busy one to begin with) and on the end, and backs to a greenbelt. It has a 2-car detached garage, 90% finished basement (great for rec room/big TV/music gear).

The unit has brand new carpet (May 2009), new interior paint (May 2008), newer Furnace and A/C (June 2002) that are Carrier. My average utility bill is $100/month. All appliances are new within 5 years, the range and microwave/oven hood are new as of February 2009. The most major upgrade is the whole house has double-pane PELLA windows and sliding doors, all with Low-E glass (filters UV rays, keeps house cooler). All windows and doors were replaced when I bought it in 1997, and that alone was a $25,000 upgrade. They make a huge difference aesthetically as well as practically. They have paid for themselves.

UPSTAIRS:
It used to be 3 bedroom but previous owners knocked out a wall and added an extra closet, so the master bedroom is HUGE and has tons of closet space. There is a large walk-in closet, and master 3/4 bathroom. The upstairs bathroom is a full bathroom.

MIDDLE LEVEL:
The entry/middle level has undergone the majority of the major upgrades. First is the floor is maple hardwood throughout the middle level, and it was installed in March 2008. I have also re-done the middle level 1/2 bathroom and put in new fixtures. The kitchen has been completely refaced and the countertops are new, all this was done in February 2009. The washer and dryer you see are coming with me but I will replace them with new ones.

BASEMENT:
The basement is 90% finished. While code does not allow for it to become a bedroom (the window is not big enough to be classified as an exit window), it has become my spot for music gear and my Xbox - a rec room, I guess you'd call it. It has one storage room, a closet under the stairs, and a recently remodeled (about 6 years ago) bathroom, in which laminate wood floor was put in, new fixtures, new vanity and new paint.

The homeowner's association takes care of all exterior maintenance such as paint/siding, trellises, fences, lawn mowing, trash removal, paving, roofing, and even pays the water bill. The dues are $330/month. I know that is high relative to other developments but what you get for your money is a very desirable area and neighborhood, and a HOA that really cares. They do not let their owners get away with anything, which may seem frustrating but sustains property value and appearance. And that's what the bottom line is. Right now they are undergoing some renovations and I'm getting a fresh coat of paint on the outside. Once done, it's very likely the HOA dues will even go DOWN!
