Our lease is up at the end of May but we want to renew our lease. What that means for you is you can try us out for a few months, and then if it works out you have the option of getting on board for a-whole-nother year (which we would love!). <br>

The room is on the main floor and is pretty big with a decent sized closet, we may be able to work out furnishing it as well.<br>
<br>
The house is in an awesome location just 2 blocks from the park, 4 blocks from Gaylord St, easy freeway access, walking distance to the light rail and near Cherry Creek Mall and DU! <br>

Rent is $540/month + utilities. We are open to a guy or a girl, as long as it's a great match! <br>

The Place: <br>
It's a studio apartment (500 sq. ft) with a loft above that functions as a bedroom. There's one bathroom, lots of cabinet storage, a great kitchen with a breakfast bar counter, a pantry, a built in desk, two California style closets downstairs, and one "hole in the wall" style closet in the loft (plenty of storage for two people...probably a couple), and a main living room. The design is very open and aesthetical. This place is great because it's really nicely designed, it's animal friendly, three blocks East of Campus, and next to the BOUND route, as well as three different buses that can take you to/from school in bad weather, or if you're in a rush.<br>

The Pricing Breakdown:<br>
Rent: $725 a month<br>
Deposit: $500, payable to me, as it's a sublet and my current deposit would function as yours<br>
$200 Subletter fee, which we'd pay half of <br>
Utilities: $35 a month (water, sewer, trash, outdoor electric, hottub, etc.) + Xcel Energy<br>
If you have an animal, there's a $200 non-refundable deposit, which is pretty decent considering other $500 deposits in addition to monthly pet rent.<br>

It is a three bedroom one bathroom basement unit with available offstreet parking.  The room that is available can be furnished with a desk, bed, and lamp if needed.  Pets are ok for additional rent.  The rent can be flexible but is $450.00 a month plus utilities.  If you are to sublet, we can work out flexible move in and move out dates along with flexible rent if needed.   Utilities are split three ways and are incredibly cheap because of the basement unit. There are four penthouse units and mine is on the NE corner.  Theres a wonderful view of the Capitol and downtown Denver, especially at night. The Capitol is lit up with the city as its backdrop. There are views of the Mts. as well as north and east Denver.  Balconies go around the whole unit, but the large one (40by 12 ฝ) is on the north side facing the capitol.  There are sliding glass doors in every room with French doors in the master bedroom as well.  It is a very sunny and bright unit.  There is a large living room/dinning room area with a real fire place (that works), slightly vaulted ceiling and two skylights.  <br>
<br>
The building is the Barrington on the corner of  9th and Logan. It is one block north of the Governors Mansion and five blocks south of the State Capitol.  Its a great location near everything with excellent transportation available if needed.<br>
<br>
This is a wonderful unit. Its spacious, open and very bright. The price reflects that I would like to do something else as well.  I would like to keep the small third bedroom  (10x 12) for storage.  Which means you will be getting a two bedroom, two bath penthouse unit with almost 1400 sq feet with some fabulous views.  I would also need someone willing to water my plants.<br>
<br>
In this building we have a small exercise room, saunas, party room, a swimming pool and recycling. The building uses Direct TV although the new year may bring a new carrier and I have wireless through Qwest. It comes with parking.<br>

<description><![CDATA[I am leaving my room in a house and need someone to take over the lease until May 31st.  This room is available asap and January is already paid for.  Rent is $450 per month  not including utilities.  High speed internet and basic cable are included.  Dogs and cats are not allowed, sorry.  Since you will be taking over the lease, you will not even have to pay a deposit, since I have already done so.  The house is very close to downtown Golden and the Colorado School of Mines and both can be walked to.  Also, the house is fairly large with a big backyard and  in great condition. There are 3 garage spots in the home and there is plenty of parking on the street in front of the house.  There is a washer and dryer included and everything needed in a standard kitchen (fridge, dishwasher, microwave, pots, pans, etc.)  The room mates you would be living with all attend the Colorado School of Mines and all are very responsible students.
