Hi there, potential roommates!

My current roommate is leaving December 1, and we need someone to fill his spot. Maybe it's you.

*SUMMARY*
The house is a beautiful 120 year old Victorian. We're on the top floor, above the landlord, who's an amazing woman. (I've adopted her as my mom...she doesn't know this yet. Just wait til Christmas.) The house is VERY safe, and comes with the added security of the landlords dog downstairs and my dog, Dexter, upstairs. It's in a GREAT location. Curtis Park is right next to LoDo. It takes me about 5 minutes to ride to the heart of Lodo. About 20-25 to walk all the way there. We also have the added benefit of having a light rail station (On 28th and Welton) just two blocks away. That will come in handy on those chilly winter nights. We're a 5 minute walk from about 5-10 different bars/pubs/restaurants, not including all the spots in 5 Points. Curtis Park itself is a great spot with Tennis Courts, Basketball Courts, a huge field for dogs, a pool, and a playground. I take Dexter there every morning to throw the ball to him.

*DETAILS*
The house is fully furnished, save for the available room. We could use a bit more artwork on the walls, but I'm working on that. We could also use a dining room table, as it will go with the current roommate. I'm planning on putting an island in the kitchen so we have some more counter space. The house is old and beautifully ornamented. Ornate woodwork, creaky old floors, solid brick/plaster walls, beautiful fireplaces, and stained glass detail work everywhere. Central heat/air keeps us warm and cool when the the temps call for it. The windows aren't great, but so far the utility bill (Which is the only one we have to pay...all other utils are included (Satellite Cable, Wireless Internet, Water, Trash) in the $675/month. The room is a nice size and has windows on the North (Which faces the neighbors wall) and West. It's got a nice closet, and a cubby hole for a desk, dresser, or whatever. I think the room is around 12 X 12 or so. Certainly big enough for a queen size bed and the surrounding furniture. The place is essentially two bedroom, and we share a large main bathroom. We've got a garage that's currently filled with my tools and my vintage sports car. There isn't really much room for much else in there, but we have a spot for bicycles and outdoor gear in the front foyer. Current roommate is going to be out in November, so December 1 is the ideal move-in date. It's possible it could be slightly earlier, depending on his schedule.

*AMENITIES*

*ABOUT YOUR ROOMMATE*
(That's me). Male, 30's, Designer, Musician, Health and Wellness coach. I'm very active...snowboarding, mountain biking, racquetball, gym, hiking, car racing, etc. Pretty much if it has wheels, opportunity for speed or beauty, or a ball that you can hit or throw, I'm all for it. I'm clean but not anal, laid back, fit, funny, and fairly new to Denver. I've really been digging exploring the city (Went to the free day at the zoo today) checking out live bands, and bars/happy hours that I haven't been to yet. I love to travel...I spent 3.5 months in Europe this year and plan on doing a similar trip next year, though I haven't decided on where yet. I have been focused on building a network marketing business for the last few months, and I'm really digging it. I work from home, unless I'm at one of Denver's many coffee shops with my trusty Macbook Pro. I hang with Dexter a lot, since I don't have a huge volume of friends yet in Denver. I was in Boulder for 11 years prior to this, so I have lots of friends there.

*ABOUT YOU*
I think my ideal roommate would be 25-40, male or female, funny, professional, educated or street smart, and probably have a small to medium sized dog. I'd really like to get another dog person in here because it makes life easier for both of us. I can hang with the dogs during the day, and we're able to help each other day to day. That said...having a dog is not a requirement, it just makes life a bit easier. You can certainly be a vegetarian, but this is definitely a carnivorous household, so if you're a vegan it might not be a great fit. No smokers or drug users (Of any kind...no pot in the house or anything because the landlord is downstairs) please. Social drinkers are fine...welcomed in fact. No couch potatoes or hippies....I'd love to have someone to hang with and go to happy hours with, so just being pleasant and friendly and social gets you a long way here. Otherwise I'm not trying to be too restrictive with this...I'd love to meet people from all walks of life. Gender, sexual preference, and race all not an issue. One note...the landlord will want to meet you, and does have final approval on the decision.

Overall, the most important thing is that we sync up and get along well. I'd like a roommate who's a friend...not just a warm body. I know you can't just manufacture a friendship, but it would be nice to have some things in common to start with. I'm residing in a cozy little room in a duplex in Golden at the moment, but finances are dictating that I move back in with my parents for the time being. That being said, I've got my room to offer to you!

The duplex is located behind the King Soopers in Golden, on Golden Hills Drive. It takes less than 2 minutes to walk to King Soopers from the house, and it's only about a minute drive to all the fast foods joints in the area. It's got great access to 6th avenue and I-70 and C-470, and even highway 93 if you need to head up to Boulder. It's about 4 minutes away from the School of Mines campus as well.

The room is about 15' x 15', not huge, but big enough to accomodate your belongings I'm sure. It's got a hardwood floor and plain white walls, and a large closet, and is located on the main floor of the duplex. There's a bathroom right out the door in the hallway, that you'd share with another tenant who is very clean. As for the roomies, they're three male grad students at CSM, very smart and friendly, easy to get along with, aged 22-25. The rent is $312.50 a month plus utilities, it usually comes out to about 400 a month in the winter time. As my lease goes through the end of July, you'd be staying here til then and if you liked it, you could re-up in August.
