This is a customer service oriented position, paying $22 an hour with no commission. This position is responsible for performing sales and production functions related to meeting the financing needs of loan applicants through consideration of all available product options within prescribed performance standards.<br>

Job Responsibilities:<br>

•	First point of contact to customer - Originator of loan process.<br>
•	Assist customers in the selection of loan product and securing loan approval.<br>
•	Determine customer’s financial capacity and provide solutions to bring the account current.<br>
•	Review rate lock parameters with customers and provides rate information.<br>
•	Prepare and distributes all Federal and State disclosures for product selected.<br>
•	Assist in the development of alternative scenarios to ensure loan approval.<br>

•	At least 2 years of experience as a Loan Counselor or Loan Officer<br>
•	FHA, VA and Conventional Loan experience<br>

•	Strong written and verbal communication skills<br>
•	Proven dependability and productivity in the workplace<br>
•	Product knowledge. <br>

•	Negotiation skills.<br>

•	Answer incoming telephone and chat inquiries from sellers, realtors, brokers and attorneys related to any short sale questions and/or account.<br>

Position Summary:	Primary responsibilities are home leasing analysis, inventory management, expense control, occupancy, inventory, and process/procedure development for all regions.<br>

	Approve and monitor home inventory orders and requests<br>
	Coordinate bi-monthly Regional Manager conference calls<br>
	Prepare weekly and monthly executive reports <br>
	Coordinate new and used home purchases with staff and 3rd party sellers<br>
	Work with 3rd party vendors in developing new processes and procedures<br>
	Analyze inventory and capital reports and expenses for discrepancies<br>
	Follow-up and resolve discrepancies on inventory and capital<br>
	Track and manage outside move-in program<br>
	Organize company shopping program<br>
	Assist in development of processes for maintaining inventory home expenses<br>
	Ensure field provides accurate inventory reporting <br>
	Additional duties as assigned by Supervisor<br>
	Duties subject to change, as deemed appropriate by Management<br>
	Occasional travel may be required<br>

Required Skills:<br>
•	Excellent oral and written communication skills<br>
•	Must be self-motivated, independent and able to work with minimal supervision<br>
•	Strong analytical and decision making skills<br>
•	Demonstrated ability to motivate staff and resolve discrepancies<br>
•	Strong computer skills including Excel and Word<br>

I'm looking for someone with a over the top desire to excel and who has super-charged sales skills.  We have met with the real estate commission and have gained approval for our business model. Our methods produce 80% successful closing and are totally ethical, and legal.<br>

Here's the acquisition game plan. You help me find the sweet spots.  You and I work the NED list of pre-foreclosures. Through various online methods we scrub the list. This list gets a post card and follow up with phone calls  We also generate leads from the web through online marketing and funnel them into a call center to pre-qualify.  For those that respond we meet with the homeowners (A) and explain how this all works.  I am the buyer (B). I need your help finding the 30 day fair market value (FMV) we could sell the subject property to the end buyer (C).  This FMV through your CMA helps us determine if we have a deal or not. <br>
<br>
You don't do any negotiations (that's done by a 3rd party), you get contracts and short sale packages filled out. <br>
<br>
When we do a back to back close for the A-B transaction you get 2-3% commissions, and for the B-C transaction you get 1%. This is for representing me only.  On deals where you are more involved the commission is higher, however it is necessary to focus on more deals not more involvement.  This focus is more productive.<br>
<br>
We work together to fill the pipe of cases and although not all of them close we work to increase the number of deals going at any one time.  Cases can take 3-6 months to close, some banks move quicker than that but that is an exception.  We are in this for the long term, so if you can't wait that long to get paid, this won't work for you.  I have an online case management system to systematize the potential chaos which needs to be fed with the latest status to which all involved parties refer.<br>
