1. PRIMARY FUNCTION <br>

2. ESSENTIAL DUTIES AND RESPONSIBILITIES <br>

• Leases and markets vacant and upcoming apartments. <br>
• Completes all leasing paperwork. <br>
• Compiles and processes applications for approval. <br>
• Explains lease and all appropriate addenda to new leasee. <br>
• Walks apartments and reports all necessary improvements. <br>
• Assists with resident relations. <br>
• Keys in all fees, deposits, and new lease information. <br>
• Shows apartments to prospective leases. <br>

3. NON-ESSENTIAL DUTIES AND RESPONSIBILITIES <br>

• Accepts and completes Notice to Vacate forms. <br>
• Accepts rental payments. <br>
• Performs additional duties as requested. <br>

Job Requirements: Must be able to start Immediately!  Good communication skills, friendly and cheerful, sensitive with clients in foreclosure; strong interpersonal skills. Able to prioritize, juggle multiple tasks, be flexible, and willingness to pitch-in as team member, capacity to work under pressure and time constraints, Foreclosure knowledge preferred, but not necessary as we will train. Dependable and trustworthy to handle sensitive and confidential client information. Typing, email, fax and basic Microsoft software knowledge and you should have a fully equipped home office. The right candidate has to be able to work with little or no supervising and must be VERY driven.<br>

This is 100% commission based, training is provided and work can be done from the comfort of your home.. the compensation will be very good. You will typically earn from $2,000 to $8,000 per short sale. You will be responsible for handling 10-20 files at any given time. Qualifications Include:</h3>

•Convert 50% (Gross) of your qualified calls to traffic.<br>
•Strive to close 50% of total gross traffic. Must maintain a 35% Gross Closing Ratio and a 20% Net Closing Ratio.<br>
•Maintain a professional, yet friendly, atmosphere in the leasing office and other areas where prospective residents and residents meet.<br>
•Inspect tour routes, models and show apartments daily to ensure cleanliness. When on the property, pick up litter and report needs to the Service Manager/Property Manager.<br>
•Prepare and maintain refreshments and a hospitality basket in the leasing office, show apartments and/or models. Prepare any daily opening responsibilities and place any advertising materials in eye-catching locations to generate traffic.<br>
•Know current months budgeted occupancy, current occupancy, and the leasing goals necessary to achieve budget. Know which units are available for lease at all times.<br>
•Achieve all leasing goals assigned by Property Manager, Leasing Director, or Senior Marketing & Sales Consultant.<br>
•Greet prospective residents, determine needs and preferences, and professionally present property and specific apartments while providing features and benefits.<br>
•Open and close models at beginning and ending of each day including adjusting lights, blinds, radio and HVAC.<br>
•Answer incoming phone calls prior to the third ring in a cheerful and professional manner and handle each call accordingly whether it is a prospect call, irate resident, service request, etc. Transfer calls to Assistant Property Manager, Property Manager or Leasing Director when appropriate.<br>
•When handling a new prospect call, greet enthusiastically, determine the prospect's needs, sell the community and apartment homes and strive to make a specific appointment for the prospect to visit.<br>
•Uncover and Overcome Objections. Maintain an Objections Handling Worksheet.<br>
•Ask every prospect to lease an apartment the day the prospect visits.<br>
•Maintain awareness of local market conditions and trends. Contribute ideas to the Property Manager for marketing property and for improving resident satisfaction.<br>
•Assist with preparation and execution of off-site marketing. Assist in maintaining an Outreach Marketing Notebook.<br>
•Prepare move-in gift and place it in the apartment on the day of move-in.<br>
•Walk the apartment with the resident at or before move-in.<br>
•Assist in resident retention program, resident appreciation days and special functions as requested.<br>
Administrative<br>
•Complete Berkshire Sales and Administration training within 30-45 days of working on-site.<br>

Currently looking for an experienced maintenance technician to add to our staff at a low-income housing project.  <br>
<br>
The ideal canidate would have experience in handling a variety of maintenance tasks, as we have over 50 buildings with over 400 units.  You will have to have reliable transportation and your own tools.  <br>
<br>
Skills in carpentry, drywall, electrical and plumbing experience a real plus and almost a requiremnt.  Your job would specifically be focused on Make Readies (Unit Turns).  The tasks for unit turns include, but are not limited to, drywall work, texturing, cabinet repairs, cleaning stoves, refridgerators, toilets, tubs, VCT tile work, electrical repairs, caulking tubs, toilets and sinks.  The basic idea here is a jack of all trades is a definite plus.  You might be asked to a variety of other tasks as well, trash removal, trimming trees, painting over graffitti, snow shoveling, gutter cleaning, with so many properties, there is a lot of things that need to be done, so its not specific as to your tasks, but mostly it will be Unit Turns.<br>
<br>
There would also be some on-call time that you would be required of you.  Our staff has a rotation schedule to handle off-hour calls for a week at a time.  You would be provided a phone during the off hours time and you would accumulate comp time for off hours worked to be taken during the work week.<br>
<br>
After 90 days probationary period you would be considered full-time and have your individual health insurance paid.<br>
<br>
You are also reimbursed for mileage for the use of your vehicle.  You must have a valid drivers license and current insurance.<br>
<br>
A criminal background and credit check will be performed on all potential applicants.<br>
<br>
Pay is based upon qualifications, but it is in the $15 to $16 an hour range.<br>
<br>
Our offices are centrally located in Denver, our hours are 8 to 5 Monday through Friday, with an hour lunch.  Once you pass the 90 day probationary period, you would not only get health insurance, but we pay for holidays and you would accumulate sick time.  After a year you accrue vacation time. <br>

The Regional Community Manager will be responsible for the overall fiscal accountability, marketing development, and personnel and physical asset management of a multi-site residential portfolio.  <br>

This is a supervisory position with Community Managers as direct reports and overseeing staff management of assigned portfolio.  This position reports to the Chief Operating Officer.  <br>

MAJOR FUNCTIONS OF THIS JOB INCLUDE: <br>
1. Fiscal accountability for portfolio performance<br>
a.  Develop and implement community budgets (i.e., analyze historical operating data; monitor market indications including absorbing rates, housing starts, new jobs, etc.; review historical leasing and occupancy trends; identify resources available, set realistic performance goals).<br>
b. Monitor all property budgets on a monthly basis. Account for monthly budget variances and implement new strategies when required. Suggest budget adjustments related to objectives and goals.<br>
c. Monitor asset maintenance issues and recommend capital improvements to maintain community market position. Handle all major purchase approvals.<br>
<br>
2. Personnel Management<br>
a.  Use effective techniques to screen, hire, orient and train new management personnel within established company guidelines.<br>
b. Assist Community Managers in recruiting, interviewing, and training all community staff positions.<br>
c. Oversee, implement or participate in on-going staff training, coaching, and counseling and guidance. Monitor management and staff performance, motivation, and cross training. Develop employees through performance feedback and challenges. Delegate responsibilities and special projects to managers as necessary.<br>
d. Document employee performance properly and take necessary action on a timely basis.<br>
e. Promote staff harmony through support, effective leadership and positive example.<br>
f. Ensure all corporate responsibilities and on-site administrative functions pertaining to personnel are timely (i.e., performance evaluations, transfers, promotions, time sheets, bonuses, etc.).<br>
g. Ensure consistent on-site management and staff compliance with company policies, procedures and industry regulations (i.e., Fair Housing, OSHA, Safety, etc.).<br>

3. Development, implementation and monitoring of marketing plans<br>

d. Monitor all leasing personnel and activity in portfolio to ensure top performance.<br>

4. External and internal client/customer relations<br>
a.  Coordinate property owner’s desires with responsible management techniques.<br>
b. Handle and resolve current/former resident situations through established company guidelines and practices on a timely basis.<br>
c. Handle and resolve vendor or contractor situations on a timely basis.<br>

EDUCATION/EXPERIENCE:<br>
•Bachelors Degree desired and 7-10 years experience required<br>

Qualifications:<br>

-10+ years experience with appraisal review or valuation of single family, 2-4 family, condominium, cooperative, land trusts, leasehold and factory-built properties. <br>
-Demonstrated ability to calculate loan-to-value ratios, utilize market extraction, and derive gross rent multipliers is required; preferred to have experience of developing cap rates and discounted cash flow analysis. <br>
-Excellent analytical and communication skills, including written, and familiarity with Microsoft Office Suite (i.e. Word, Excel). <br>
-Strong organizational skills, attention to detail, ability to work under time constraints, good interpersonal skills, and high degree of initiative.<br>
